Here's something most buyers don't expect: the biggest number on the page doesn't always win the house.

I've watched it happen. A buyer offers more money... and still loses to someone who offered less.

Confusing? Maybe. But once you see it from the seller's side, it makes total sense.

It's Not Just About the Number

Sellers aren't just looking at price. They're looking at risk.

A high offer that feels shaky, weak financing, no earnest money, contingencies stacked a mile high, can lose to a lower offer that feels solid. Because a deal that falls apart in escrow costs a seller far more than a slightly smaller number ever would.

So if you're buying, the real goal isn't just "offer more." It's offer smarter. Here are the four moves that consistently win, even against bigger checks.

1⃣ Price Competitively

A lowball offer doesn't get negotiated. It gets ignored, faster than a telemarketer call during dinner.

If a home is priced right for the market, respect that in your offer. You don't have to overpay, but you do have to be realistic. A number that's taken seriously beats a number that isn't answered at all.

2⃣ A Stronger Earnest Money Deposit

Think of earnest money as a handshake with a dollar sign on it. It tells the seller: I'm serious, I've done my homework, and I'm not going anywhere.

A bigger deposit doesn't just look good on paper, it genuinely signals commitment in a way a bare-minimum deposit never will.

3⃣ Know Which Safety Nets You Can Let Go Of

Every offer comes with a few built-in "outs", the right to walk away if the inspection turns up something bad, or if your loan doesn't fully come through.

Sellers love seeing fewer of those outs on the table, because it means less risk for them. So here's the smart move:

  • Clean inspection? You can confidently let go of that "out."
  • Fully approved loan, not just pre-qualified? Same thing.

What you never do: give up an "out" before you're actually ready. That's not brave, that's just risky, and I'm not about to let my clients gamble their savings to win a house.

4⃣ Personalize Your Offer

Sellers are people, not spreadsheets. A note that says "we can already picture Sunday mornings on that back porch" sticks in someone's mind a lot longer than a buyer who was just a number on a stack of offers.

It won't outweigh a wildly lower price. But when offers are close, it's often the tiebreaker nobody talks about.
