Living in Midlothian
Midlothian neighborhoods cover a lot of ground. A 23113 address can put you in a wooded subdivision from the 1960s or in a brand-new planned community, and the two feel nothing alike. Knowing which one you are looking at is the first thing I help buyers sort out.
Midlothian sits in Chesterfield County, south of the James River and southwest of downtown Richmond. Locals call this side of the river Southside. The West End, including Short Pump, is across the river in Henrico County and the western part of the city, which is worth knowing before you start searching.
Midlothian is not a town with its own government. It is an unincorporated community inside Chesterfield County, so the county sets your property taxes and runs your services. A small historic village still lines Midlothian Turnpike, with local shops and restaurants.
Midlothian also has more history than most newcomers expect. The first commercially mined coal in America came out of the ground here in the 1700s, and you can walk the old mine site today at Mid-Lothian Mines Park, a 44-acre county park.

Midlothian Neighborhoods and Communities
Salisbury is a planned Midlothian neighborhood where building started in 1958 along the Robious Road corridor, and Chesterfield County's parcel records show about 1,600 single-family homes, most built in the 1970s and 1980s on wooded lots a little under an acre. A private, member-owned country club and two private lakes sit inside it. Club membership and the Lake Salisbury Association are separate from the house, and assuming the club comes with the home is a mistake I see buyers make there.
A few miles from Salisbury, in Chesterfield's 23235 ZIP code rather than Midlothian's, is Settlers Landing, where I raised my daughter over about 20 years. I watched it change across two decades, and I can tell you what a street was like long before the listing photos were taken.

Midlothian Homes and What They Cost to Own
The homes vary as much as the neighborhoods do. In Salisbury you will see traditional two-story Colonial-style homes and ranches on wooded lots with mature trees, while the newer planned communities offer newer construction. A 1970s house with a big lot is a different purchase than a recent build with a warranty. Neither one is better, and choosing between them is one of the first decisions we make together.
Salisbury gives a sense of scale at the older end. County deed records show 57 sales there in the 12 months before September 23, 2026, with a middle price of about $826,000 and a range from about $539,000 to $2.6 million. Those numbers come from county deed records rather than the MLS, so a few may be sales that were never on the market, and they describe Salisbury only. Other Midlothian neighborhoods have their own price ranges, so ask me about the one you are considering.
Countywide numbers give the wider picture. In August 2026, single-family homes across Chesterfield County sold at a median price of $453,975, up 0.9% from August 2025, after a median of 22 days on the market, and sellers received 99.6% of their original list price. Townhomes and condos sold at a median of $391,590 after 57 days. Those figures come from the Central Virginia Regional MLS Local Market Update for Chesterfield County. The MLS does not publish Midlothian on its own, so ask me for the numbers on the specific neighborhoods you are weighing.
Three costs catch people off guard. Chesterfield County's 2026 real estate tax rate is $0.89 per $100 of assessed value, which comes to $7,120 a year on a home assessed at $800,000. Some neighborhoods carry HOA dues, recorded covenants, or both. Some older homes use a septic system instead of public sewer, and county records show about a third of Salisbury homes are not on public sewer. Getting Around and Local Life in Midlothian

From Salisbury, Route 288 is about 5 minutes away. Downtown Richmond and Short Pump each take about 15 to 20 minutes, and Richmond International Airport takes about 25. Those are typical drive times, not rush hour, so drive yours at the hour you would really make it before you decide.
Weekends here run to Mid-Lothian Mines Park, the shops and restaurants in the old village along Midlothian Turnpike, and, for Salisbury residents who join the lake association, swimming and paddling on Lake Salisbury.
Moving from out of state changes the plan. When you are relocating to Midlothian, I build your first weekend around the commute drive, then a few homes in different kinds of neighborhoods.
