  4. Presentation. Your buyer's first showing usually happens on their phone. I pay for professional photography, video and online ads for your home, and we get lighting, decluttering and curb appeal right before you go live.
  5. Launch, then listen. We watch online views, showings, buyer feedback and new competition. If the market starts telling us something on day 10, we do not wait until day 60 to respond.
  6. Offers, weighed on terms. Price matters. So do financing, inspections, appraisal risk and concessions. A quick offer is exciting. A good offer that actually closes is better.
