Midlothian is the part of the county I know best, and it is where many buyers start. It runs from older wooded subdivisions like Salisbury to newer planned communities, all under the 23113 and nearby ZIP codes.
Three Midlothian communities come up in almost every conversation. Brandermill was built mostly between 1970 and 1999 around Swift Creek Reservoir. Woodlake is a large master-planned community of smaller villages, and its community association lists more than 13 miles of trails and four pools. Chesterfield County Housing Market and Home Types
Chesterfield homes span a wide range. My own work runs from about $225,000 to more than $1 million, in single-family homes, townhomes, condos and new construction. The same budget buys a very different house in Moseley than in an older Midlothian neighborhood.
Well-priced homes still move. In August 2026, days on market for single-family homes in Chesterfield County was 22, and the county had about 1.9 months of inventory, according to Central Virginia Regional MLS data. Those numbers change every month, so ask me for the current ones before you make a plan.
Owning costs matter as much as price. Chesterfield's 2026 real estate tax rate is $0.89 per $100 of assessed value, set by Chesterfield County. On a $400,000 assessment, that is $3,560 a year. Some neighborhoods add HOA dues, and some older homes use septic instead of public sewer.

Getting Around and Local Life in Chesterfield County
Route 288, Powhite Parkway, US-60 and Hull Street carry most of the county's traffic toward Richmond. From most of Midlothian, downtown Richmond is about 12 to 18 miles away, which is roughly 20 to 25 minutes outside rush hour. Drive yours at the time you would really make it before you decide.
Weekends here often mean water and trails. Swift Creek Reservoir, the Woodlake trail system and Pocahontas State Park are all in the county.
