WAIT... DID YOU ASK THIS?
The One Question Buyers Wish They'd Asked Before Making an Offer
Knowledge Makes Cents
Before you make an offer...
Ask about the roof.
Ask about the inspection.
Ask about the neighborhood.
But don't forget the one question that can completely change a negotiation.
Why is the seller moving?
Understanding the answer can help you write a stronger offer, negotiate with more confidence, and avoid wishing later that you'd known just a little more.
Buying a home is exciting.
You walk through the front door and immediately start picturing where the furniture will go, how you'll decorate for the holidays, or where you'll enjoy your morning coffee.
It's easy to fall in love with the house.
Sometimes the smartest thing you can do is pause long enough to ask one more question.
Over the years, I've had buyers call me a few months after closing and say,
"I wish I'd known that before we made our offer."
Nothing was wrong with the house.
They simply realized there was information that could have helped them make an even better decision.
That's a conversation I'd rather help you avoid.
It's Not About the House...
Most buyers know to ask about the obvious things.
Roof
Foundation
HVAC
Home Inspection
Those questions matter.
But here's one that often gets overlooked.
Why is the seller really moving?
Not the one-line answer in the MLS.
The real reason.
Because a seller's motivation often tells you more about the negotiation than the house itself.
Have they already purchased another home?
Are they downsizing?
Do they need a quick closing?
Or do they have flexibility?
Those answers can affect price, repairs, closing dates, and sometimes whether your offer is accepted.
Every Seller Has a Story
I remember working with a seller who wasn't willing to negotiate after the home inspection.
At first, it felt like we'd reached a dead end.
Then I learned they had already purchased another home about 45 minutes away and were becoming anxious about their timeline.
The conversation changed almost overnight.
Nothing about the house had changed.
The circumstances had.
Sometimes asking one more question opens the door to a better solution for everyone.
Why This Matters in Salisbury & Settlers Landing
One of the things I love about these neighborhoods is that so many homeowners have deep roots here.
Many aren't moving because of a job transfer.
They're downsizing.
Moving closer to children or grandchildren.
Or simply beginning a new chapter after spending decades in the same home.
That creates a very different negotiation than someone relocating across the country on a strict deadline.
A Little About Me
Salisbury and Settlers Landing have been part of my life for decades.
I lived in Salisbury through my middle and high school years, raised my daughter in Settlers Landing, and today I live just a half mile from Salisbury, where the man I've shared my life with for the past 15 years has family. We're in the neighborhood all the time.
These aren't neighborhoods I learned from a map.
They're part of my story.
When I'm helping buyers here, I'm not just talking about houses.
I'm sharing the perspective of someone who knows these streets, understands these communities, and genuinely loves helping people find the right place to call home.
Questions Worth Asking
Before writing an offer, ask your REALTOR® to help you find out:
How long has the seller been planning this move?
Have they already found their next home?
Is there an important date driving their timeline?
⏰ What matters most to the seller?
Those answers often become part of a stronger negotiation.
Christine's Tip
The best negotiations aren't always about offering the highest price.
Sometimes they're about understanding what's most important to the seller.
Good communication often creates opportunities that money alone can't.
Knowledge Makes Cents Lesson
The best buyers don't just learn about the house.
They learn about the people behind the sale.
Understanding both helps you make smarter decisions from the very beginning.
One Last Thought
Yes...
Ask about the roof.
Ask about the foundation.
Ask about the inspection.
But don't forget to ask:
"Why is this seller moving... and what matters most to them?"
Sometimes that answer is worth more than anything you'll read in a property disclosure.
Thinking About Buying in Salisbury or Settlers Landing?
I'd love to help you understand not only the home, but the neighborhood, the market, and the story behind the sale.
Sometimes that's the difference between buying a house...
...and buying the right home.
