10 Things Buyers Notice Before Making an Offer

Buyers are grading your house before you ever meet them.

Here’s a question I ask sellers before we list:

Would you buy your own home, exactly as it sits today?

It sounds simple. But if you hesitate, there’s a pretty good chance a buyer will too.

Before a buyer ever calls their agent or schedules a showing, they’ve already started judging your home.

The photos. The curb appeal. The condition. The updates. And yes... the smell the second the door opens.

Every one of those moments can affect how a buyer feels about your home, and ultimately, what they’re willing to pay for it.

Most sellers don’t realize they’ve failed one of these tests until the offers come in low... or don’t come in at all.

So before that FOR SALE sign goes in the yard, put your home through my:

THE TOP DOLLAR TEST

Here’s what buyers are grading.

1. CURB APPEAL

The first test happens before anyone even walks through the door.

  • Fresh landscaping, trimmed bushes, refreshed mulch beds and no overgrown weeds

    Fresh paint on the front door or trim if it’s faded or chipped

    Power-washed siding, walkways and driveway

    Remember: Dirt and grime can read as “neglect” even when the house itself is in great condition.

2. DECLUTTERED & DEPERSONALIZED

Buyers need to picture themselves living there, not you.

  • Clear countertops, closets and shelves down to about one-third full

    Pack away family photos, personal collections and overly specific décor

    Create breathing room so buyers notice the house, not the stuff

    Think less “this is our home” and more “this could be their home.”

3. DEEP CLEANED

I’m not talking about a quick tidy-up before a showing. I mean an actual deep clean.

  • Baseboards

    Light fixtures and ceiling fans

    Windows

    Grout

    Appliances

    Those little places where dust quietly accumulates for years

    A truly clean home sends an important message:

    This home has been cared for.

4. A LIVING, NOT DEAD, LAWN

A brown, patchy lawn can quietly scream “deferred maintenance” before buyers even reach the front door.

Water it. Mow it. Treat bare patches.

A little work in the weeks before listing can make a big difference in that all-important first impression.

5. NEUTRAL WALLS & NO HOLES

That accent wall you love?

Your buyer may not.

Neutral, current paint colors allow buyers to mentally move themselves in.

Patch nail holes, touch up scuffs and repair dings. Buyers notice these little things, even when they can’t quite explain why a room feels “off.”

6. CLEAN CARPETS, NOT YEARS OF WEAR

Worn, stained or dated carpet is one of the quickest ways to knock dollars off a buyer’s mental offer.

A professional carpet cleaning is relatively inexpensive.

Replacing buyer confidence once they start seeing “projects” everywhere? Not so inexpensive.

7. THE SMELL TEST

This one is BIG.

Every home has a smell.

The problem is... you probably can’t smell your own anymore.

Pets, cooking, smoking and everyday life can all leave a signature.

Buyers notice within seconds of walking through the door.

Deep-clean fabrics, address pet areas, use air purifiers and avoid trying to cover odors with heavy candles or sprays.

Buyers know the difference between fresh and covered up.

8. FLOORING, COUNTERS & CABINETS

You don’t necessarily need a full renovation to sell for a great price.

But dated flooring, damaged countertops, worn cabinets or tired hardware can quietly add up in a buyer’s head.

And buyers have an interesting habit:

A $2,000 project can somehow become a $10,000 deduction in their mental math.

Sometimes small, strategic updates make a much bigger impact than sellers expect.

9. STAGING THAT MAKES SENSE

Empty rooms can feel smaller.

Overcrowded rooms can feel smaller.

And very dated or oversized furniture can make the house feel dated too.

Good staging isn’t about making your home look like a furniture showroom.

It’s about helping buyers see the space, the possibilities and the lifestyle.

10. THE VIEW, FOR BETTER OR WORSE

Have a beautiful view?

Show it off.

Open the blinds. Trim the trees. Remove anything blocking it.

And if the “view” happens to be your neighbor’s kitchen window six feet away?

That’s worth recognizing before the buyer discovers it while walking the backyard.

Sometimes strategic landscaping or privacy features can make a major difference.

THE BOTTOM LINE

Most homes need something before they’re ready to command top dollar.

The good news?

It usually isn’t everything.

The key is knowing which improvements matter to buyers, and which ones aren't worth spending your money on.

That’s where having an experienced set of eyes before you list can save you money, stress and potentially weeks sitting on the market.

Because sometimes the smartest pre-listing advice is knowing what NOT to spend money on.
