My Eyebrows Are Crooked. So Is the Richmond Market Right Now, Here’s What That Actually Means

I took a selfie the other day and somehow gave myself two completely different eyebrows.
One’s up.
One’s… doing its own thing.
Nothing about it is symmetrical. Nothing about it is “right.”
And I posted it anyway.
Because honestly? That’s kind of how I feel about giving people real estate advice lately, too.
The Richmond real estate market isn’t perfectly lined up either.
And that’s not necessarily a bad thing.
If you’ve been waiting for the housing market to become perfectly “balanced” before you make a move, you could be waiting a long time.
Because there really isn’t one Richmond market.
What's happening in Midlothian may be different from what's happening in Henrico.
A beautifully updated home in a highly sought-after neighborhood may still attract multiple buyers quickly.
Meanwhile, another perfectly good home a few miles away may sit longer, reduce its price, or give a buyer room to negotiate.
Both things can be true at the same time.
That's the market we're in.
So what’s actually happening? No spin.
Buyers have more choices.
Virginia had 26,758 active listings at the end of June, 10.2% more than a year earlier. More inventory doesn't automatically make this a buyer's market, but it does mean buyers may have something we haven't always had much of lately:

Virginia home sales in June were 7.6% higher than the previous June, and sales for the first half of 2026 were running 5.5% ahead of last year. So this isn't a market that has stopped moving.
But “Richmond” doesn't tell the whole story.
Recent market data shows just how different conditions can be from one part of Metro Richmond to another. Richmond remains competitive, while price trends and days on market can look very different in surrounding areas such as Midlothian.
Which brings me back to my eyebrows.
The market is uneven.
And uneven doesn't mean bad.
It means you have to know which side you're standing on.
What I'd actually tell you
You don't need a perfectly balanced market to make a smart move.
You need to understand what's happening with:
- your price range
- your neighborhood
- your type of home
- your competition
- and your timeline.
Not the national headline.
Not somebody's TikTok prediction.
And definitely not your neighbor's cousin who sold a house three years ago.
If you've been sitting on the sidelines waiting for everything to “line up,” it may be worth looking at the numbers again.
If you're wondering whether your particular corner of Metro Richmond currently favors buyers or sellers, that's something we can actually figure out.
And if you just want someone to tell you what's really happening instead of giving you a sales pitch, that's kind of my whole thing.
That's it.
That's the whole eyebrow metaphor.
Real estate doesn't have to feel overwhelming.
Even when, especially when, nothing about the market looks perfectly symmetrical.
