I’ve lived in Chesterfield County for 18 ++ years (LOL). I raised my daughter here, built my real estate career here, and watched this part of Metro Richmond change right in front of me. Now the population data backs up what many of us have been seeing for years.
According to U.S. Census Bureau QuickFacts data for Chesterfield County, Virginia, Chesterfield has added 36,753 residents since 2020, representing approximately 10.1% population growth.
That is a lot of new neighbors.
And for homeowners, buyers, and people considering a move to the Richmond area, it is worth understanding why Chesterfield continues to attract so many people.

I’ve Watched Chesterfield Change for More Than 18 Years
I raised my daughter in Settlers Landing.
I’ve watched the Hull Street corridor grow from stretches of road and familiar shopping areas into entire new communities.
I’ve seen new neighborhoods appear, businesses move in, roads change, schools grow, and more families choose this side of the Richmond area.
For a long time, Chesterfield was sometimes described as the quieter county outside Richmond.
That description does not tell the whole story anymore.
People are actively choosing Chesterfield County as a place to live.
And the Census numbers help explain the scale of that change.
How Much Has Chesterfield County Grown?
Based on the U.S. Census Bureau population data cited above, Chesterfield County has added 36,753 residents since 2020.
That works out to approximately 10.1% growth.
Population growth at that level affects more than a statistic on a government website.

For me, that is what makes this number interesting.
I have watched the growth happen one neighborhood at a time.

You can also find newer communities in parts of the county that have experienced tremendous development.
Some buyers want an established neighborhood.
Others want newer construction.
Some want more land.
Others care most about commute time, schools, shopping, recreation, or being close to Richmond.
That variety is one of Chesterfield’s strengths.
Why Are People Moving to Chesterfield County, Virginia?
There is no single reason, and every family’s priorities are different.
After living and working here for more than 18 years, I hear many of the same themes from buyers and people relocating to the Richmond area.
Access to Richmond
Chesterfield gives residents access to the Richmond metro area while offering many suburban and residential options outside the city itself.
Depending on where you live in the county, you can still be within reach of Richmond employment, restaurants, entertainment, medical care, shopping, and major transportation routes.
Established and Newer Neighborhoods
Chesterfield has communities that have been established for decades alongside areas experiencing newer residential development.
That gives buyers a wider range of choices than people sometimes expect when they first begin looking here.
Schools, Parks, and Community Amenities
Families often consider schools, recreation, parks, sports, shopping, and community amenities when deciding where to live.
Those factors can play a major role in which part of Chesterfield feels right for a particular household.
Housing Choices
Depending on your budget and the part of Chesterfield you are considering, you may find a range of housing styles, lot sizes, neighborhood types, and price points.
For people relocating from more expensive markets, that difference can be especially noticeable.
Relocating to Metro Richmond? Chesterfield Should Be on Your List

I moved here, raised my daughter here, and built my career here because this became home.

Some changes have been dramatic. Others happen so gradually that you barely notice them until you drive down a road you have known for years and realize how different everything looks.

People continue choosing it.
